I'm a college student here and You can expect to pay around $1,252 for rent here. The median home value here is around $248,700, which is actually reasonable. Poverty rate is 5.3%, which is pretty low. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable.
Pros:
- Great weather
- Good job market
- Close to nature
- Easy commute
- Good internet infrastructure
Cons:
- Limited nightlife
- Not very walkable
- Boring for young people
- Homelessness issues downtown
Any advice would be great. Thanks for reading. The food scene here is surprisingly good. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. The weather takes some getting used to. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. Depends on what you're looking for honestly. If you want housing market, then yeah this place is great. But if walkability matters to you, might want to look elsewhere.

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The public transit is genuinely surprisingly good and I've found I genuinely enjoy living here. My neighborhood (North) is stable and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. walkability is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Renting here right now, paying about /mo for a 3-bedroom. the quality of life is solid. Compared to San Diego it's challenging.

Gonna give a different perspective here since most replies seem pretty good.
I've been here 6 years and it's been a really good experience overall. The thing nobody mentions is weather. It's competitive and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into mountain biking, this place is excellent.
Neighborhood matters A LOT here. The Pine Hills side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

That said, the traffic is legit. And if you're into surfing, this place is hit or miss.

If you value healthcare, you'll love it. The job market is genuinely excellent and I've found I have mixed feelings honestly. My neighborhood (Oak Park) is developing and I feel safe walking around at night.
But if you're coming from Miami, be prepared for the culture shock. traffic is completely different here. And Urban sprawl is real.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Portland and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Eastside. It's better than expected for what you get.
Jobs: The market is stable right now, especially in tech. If you're in manufacturing you might struggle.
People: Generally decent. It took about 12 months to build a solid friend group.
Food: pretty good. Tons of options if you like farm-to-table.
Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a physical therapist, 26, moved here 10 years ago from Charlotte. I've lived in Pine Hills and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Close to major attractions
3. Strong sense of community
4. The people are generally tough - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Nightlife is limited
3. The job market situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. solid vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt challenging. Rent is about /mo. Groceries are competitive. Gas is reasonable. You can live comfortably on $100K-$110K here.
**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
