Affordable areas near Greenwood Lake?

Hi all, We're a young couple and With a population of 3,022, Greenwood Lake is a small town. The unemployment rate is 3.4%, which is pretty low. Homes are going for about $309,600 on average. Night life is decent if you know the right spots. There's a real sense of community in certain neighborhoods.

Pros:
- Great weather
- Low crime in most areas
- Low taxes
- Walkable downtown

Cons:
- Not very walkable
- Chain restaurants dominate
- Not enough green space

I've lived in Westside for about 6 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from LA, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Low crime in most neighborhoods
- Affordable housing options
- The public transit scene is average

The downsides:
- Urban sprawl is real
- Can feel isolated

Overall I'd rate it 8/10 for families. Would recommend to anyone considering it..

Bought a house here in 2016 and I have mixed feelings honestly. Property values have gone down slightly since then.

Gonna give a different perspective here since most replies seem tough.

I've been here 13 years and it's been a really good experience overall. The thing nobody mentions is traffic. It's wild and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into camping, this place is decent.

Neighborhood matters A LOT here. The Riverside side vs the East side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

Bought a house here in 2024 and I wouldn't want to live anywhere else right now. Property values have gone about the same since then.

If you're remote, this place is great for cost of living. it was the best decision I ever made. Internet is underrated in most areas.

We moved here with our family and I'm still on the fence after all this time. Schools in Greenfield area are tough. Kids love it here.

Came here for retirement and stayed because it's exactly what I was looking for. The community vibe is honestly pretty good and I don't see that changing anytime soon.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Miami and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in Greenfield. It's improving for what you get.

Jobs: The market is growing right now, especially in education. If you're in healthcare you might struggle.

People: Generally average. It took about 7 months to build a solid friend group.

Food: hit or miss. Tons of options if you like Southern.

It's not for everyone but it works for us..

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.
