Best and worst neighborhoods in Gresham Park

Hey folks, Born and raised here. Poverty rate is 11.8%, which is around average. Homes are going for about $261,800 on average. The school system varies a lot by neighborhood. Anyone in a similar situation? The city has invested a lot in new development. It's changing fast -some good, some not so much. I'd say it's better for families than young singles.

My experience has been mostly positive. the quality of life is solid. The only thing I'd watch out for is pet-friendliness. Other than that, No regrets on my end..

I'm a HR manager and I've found there are trade-offs but the good outweighs the bad. The community is underrated and there's always something going on.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 46, moved here 1 years ago from Charlotte. I've lived in North and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Active local events and festivals
3. Close to major attractions
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Chain restaurants dominate
2. Limited entertainment options
3. The traffic situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for retirees. decent vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Charlotte, everything felt decent. Rent is about /mo. Groceries are reasonable. Gas is growing. You can live comfortably on $80K-$80K here.
