Things Groveland needs to improve

Curious what people think. I'm retired and With a population of 20,621, Groveland is a small town. Rent is about $1,579/month for a decent place. You can expect to pay around $1,579 for rent here. Crime rate is something to consider -Groveland sits at 166.0 per 100K. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. The food scene here is surprisingly good. It's changing fast -some good, some not so much.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 38, moved here 2 years ago from San Diego. I've lived in East and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Strong job market in several industries
3. Four distinct seasons
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Dating scene is rough
3. The walkability situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for young professionals. improving vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt surprisingly good. Rent is about /mo. Groceries are affordable. Gas is established. You can live comfortably on $100K-$130K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Public transit is decent here. You'll probably need a car for most things. I love the pace of life here.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Used to live on the Greenfield side, now on the Downtown side. Completely different vibe. I'm still on the fence after all this time.

Depends on what you're looking for honestly. If you want cost of living, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Highland for 7 years. Moved from Portland for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
retail is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is decent - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Highland schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Dating scene is rough. And healthcare can be frustrating.

**Bottom line:**
For young professionals, I'd say this is a 5/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.
