Is Gulf Hills getting better or worse?

Hey everyone, I've been here for 14 years and Household incomes average around $66,472 in Gulf Hills. Average temperature is around 68--F, so the weather is moderate. You can expect to pay around $1,201 for rent here. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. Is this normal for Gulf Hills? Appreciate any input. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that.

Gonna give a different perspective here since most replies seem surprisingly good.

I've been here 14 years and it was the best decision I ever made. The thing nobody mentions is pet-friendliness. It's stable and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into mountain biking, this place is better than expected.

Neighborhood matters A LOT here. The Meadowbrook side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

Renting here right now, paying about /mo for a 3-bedroom. I wouldn't want to live anywhere else right now. Compared to San Diego it's average.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 24, moved here 8 years ago from Pittsburgh. I've lived in Pine Hills and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Active local events and festivals
3. Good airport with direct flights
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Limited shopping options
2. Bugs and humidity in summer
3. The nightlife situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for families. solid vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Pittsburgh, everything felt better than expected. Rent is about /mo. Groceries are established. Gas is affordable. You can live comfortably on $80K-$140K here.

**Final verdict:**

We moved here with our family and I love the pace of life here. Schools in Oak Park area are tough. Kids love it here.
