Median household income is $46,044, which feels on the lower side for the area. People here are genuinely friendly, not just surface-level. Any advice would be great. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. The food scene here is surprisingly good. OK so I've been meaning to write this for a while. I moved here 13 years ago from Portland and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in The Heights. It's pretty good for what you get.

Jobs: The market is reasonable right now, especially in engineering. If you're in legal you might struggle.

People: Generally better than expected. It took about 6 months to build a solid friend group.

Food: decent. Tons of options if you like craft beer.

Gonna give a different perspective here since most replies seem pretty good.

I've been here 9 years and I genuinely enjoy living here. The thing nobody mentions is housing market. It's stable and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into mountain biking, this place is surprisingly good.

Neighborhood matters A LOT here. The Highland side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 2 years. Moved from Baltimore for weather. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
finance is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Nightlife is limited. And school system can be frustrating.

**Bottom line:**
