Rent in Gunnison getting crazy

First post here. I grew up here but left for a while. With a population of 6,712, Gunnison is a small town. The median home value here is around $432,200, which is pretty steep. Household incomes average around $55,313 in Gunnison. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. Thoughts? It's changing fast -some good, some not so much. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable.

Gonna give a different perspective here since most replies seem improving.

I've been here 9 years and it exceeded my expectations. The thing nobody mentions is public transit. It's affordable and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into fishing, this place is challenging.

Neighborhood matters A LOT here. The Riverside side vs the Highland side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

I'd say the biggest thing people don't talk about is nightlife. I have mixed feelings honestly. Worth doing your research before committing.

Public transit is excellent here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.

Came here for quality of life and stayed because I wouldn't want to live anywhere else right now. The healthcare is honestly average and I don't see that changing anytime soon.
