Cheapest neighborhoods in Gurnee?

My family moved here when I was a kid. Average temperature is around 48--F, so expect cold winters. Crime rate is something to consider -Gurnee sits at 131.2 per 100K. Household incomes average around $121,410 in Gurnee. Poverty rate is 2.2%, which is pretty low. It's changing fast -some good, some not so much. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. It's not perfect, but the community is solid.

Pros:
- Affordable cost of living
- Good schools
- Strong sense of community
- Walkable downtown
- Good internet infrastructure

Cons:
- Limited dining options
- High property taxes
- Few job opportunities in some fields
- Limited cultural events
- Not enough green space
What do you all think? It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Raleigh and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Downtown. It's better than expected for what you get.

Jobs: The market is affordable right now, especially in finance. If you're in real estate you might struggle.

People: Generally better than expected. It took about 8 months to build a solid friend group.

Food: underrated. Tons of options if you like BBQ.

Feel free to reach out with questions..
