Is Gurnee still affordable?

Just moved here 9 months ago and Crime rate is something to consider -Gurnee sits at 131.2 per 100K. It's a a smaller city city with about 30,486 people. Downtown has improved a lot in recent years. What would you do? There's a growing tech scene which is exciting. Night life is decent if you know the right spots. The city has invested a lot in new development. Bought a house here in 2018 and it's been a really good experience overall. Property values have gone about the same since then.
