Rent vs buy in Gustine -what makes sense?

I work in construction and Poverty rate is 2.2%, which is pretty low. Household incomes average around $58,321 in Gustine. The median home value here is around $422,500, which is pretty steep. The unemployment rate is 10.0%, which is concerning. The suburbs are where most families end up. The food scene here is surprisingly good. It's not perfect, but the community is solid.

Would love some local perspective. There's a growing tech scene which is exciting. Property taxes are high but you get good services. I'd say it's better for families than young singles. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Highland for 5 years. Moved from Boston for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
tech is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is improving - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Highland schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Can feel isolated. And public transit can be frustrating.

**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 6 years ago from Raleigh and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Riverside. It's average for what you get.

Jobs: The market is developing right now, especially in marketing. If you're in retail you might struggle.

People: Generally hit or miss. It took about 6 months to build a solid friend group.

Food: average. Tons of options if you like Indian.
