Affordable areas near Guthrie Center?

First post here. Military spouse here. Household incomes average around $67,679 in Guthrie Center. Median household income is $67,679, which feels about average for the area. Rent is about $839/month for a decent place. The unemployment rate is 0.8%, which is pretty low. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Am I wrong here? It's changing fast -some good, some not so much. The weather takes some getting used to. Public transit needs a lot of work honestly. Property taxes are high but you get good services. The weather takes some getting used to.

I've been living here for 13 years and I'd say it's exactly what I was looking for. The weather is underrated compared to other places I've lived. Overall Give it a chance - it might surprise you..

I've lived in Springfield for about 3 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Baltimore, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Good schools in most areas
- The walkability scene is average

The downsides:
- Limited high-paying job options
- Not a lot of cultural diversity

Overall I'd rate it 9/10 for couples. Good luck with whatever you decide..

Came here for a fresh start and stayed because it was the best decision I ever made. The food scene is honestly hit or miss and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 10 years. Moved from Nashville for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
construction is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is hit or miss - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Bugs and humidity in summer. And community vibe can be frustrating.

**Bottom line:**
