Hello, I work in construction and The median home value here is around $176,200, which is actually reasonable. Poverty rate is 14.7%, which is around average. Crime rate is something to consider -Guthrie sits at 189.7 per 100K. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. Property taxes are high but you get good services. Does this match your experience? Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. It's changing fast -some good, some not so much. The weather takes some getting used to. I'd say it's better for families than young singles.

Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The dating scene is genuinely surprisingly good and I've found it's exactly what I was looking for. My neighborhood (West) is established and I feel safe walking around at night.
But if you're coming from Charlotte, be prepared for the culture shock. food scene is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 3 years ago from Austin and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 2-bed in Sunset. It's challenging for what you get.
Jobs: The market is affordable right now, especially in tech. If you're in education you might struggle.
People: Generally underrated. It took about 4 months to build a solid friend group.
Food: excellent. Tons of options if you like BBQ.
Would recommend to anyone considering it..

I've lived in East for about 8 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from Phoenix, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Good internet infrastructure
- The dating scene scene is tough
The downsides:
- Winters are long and cold
- Far from beaches/mountains
Overall I'd rate it 6/10 for couples. Definitely worth checking out..
