Not sure if this has been asked before, but With a population of 11,021, Guthrie is a small town. It's a a small town city with about 11,021 people. The median home value here is around $176,200, which is actually reasonable. The unemployment rate is 2.1%, which is pretty low. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. Does this match your experience? People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. I'd say it's better for families than young singles. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's been a really good experience overall. Your mileage may vary depending on what you're looking for..

Public transit is underrated here. You'll probably need a car for most things. it's been a really good experience overall.

Gonna give a different perspective here since most replies seem underrated.
I've been here 2 years and I have mixed feelings honestly. The thing nobody mentions is traffic. It's affordable and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into biking, this place is pretty good.
Neighborhood matters A LOT here. The Lakewood side vs the Old Town side are basically different cities. Make sure you visit both before deciding.
Happy to answer more specific questions..

My experience has been mostly positive. it's not perfect but it works for me. The only thing I'd watch out for is healthcare. Other than that, Hope this helps!.

Came here for my partner's job and stayed because it's been a really good experience overall. The housing market is honestly hit or miss and I don't see that changing anytime soon.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Portland and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in West. It's average for what you get.
Jobs: The market is reasonable right now, especially in legal. If you're in engineering you might struggle.
People: Generally decent. It took about 7 months to build a solid friend group.
Food: improving. Tons of options if you like farm-to-table.
