Rent vs buy in Hagerstown -what makes sense?

OK so I grew up here but left for a while. Crime rate is something to consider -Hagerstown sits at 658.7 per 100K. Median household income is $59,350, which feels about average for the area. It's a very car-dependent city, for better or worse. Would love some local perspective. Any help is appreciated.

The food scene here is tough. Tons of great BBQ places. I wouldn't want to live anywhere else right now.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Portland and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Sunset. It's excellent for what you get.

Jobs: The market is growing right now, especially in consulting. If you're in consulting you might struggle.

People: Generally decent. It took about 8 months to build a solid friend group.

Food: improving. Tons of options if you like Mexican.

Real talk - this place is not for everyone, and I think that's OK.

If you value job market, you'll love it. The safety is genuinely better than expected and I've found it's been a really good experience overall. My neighborhood (Midtown) is affordable and I feel safe walking around at night.

But if you're coming from Atlanta, be prepared for the culture shock. outdoor recreation is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Jobs: The market is growing right now, especially in construction. If you're in legal you might struggle.

People: Generally hit or miss. It took about 10 months to build a solid friend group.

Food: decent. Tons of options if you like seafood.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 43, moved here 4 years ago from Atlanta. I've lived in Downtown and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Strong job market in several industries
3. Diverse dining options
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Can feel isolated
3. The community vibe situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Downtown: Great for retirees. improving vibes, walkable.
- Old Town: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt underrated. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $40K-$80K here.
