Most overrated things about Ham Lake

OK so I'm a nurse at the local hospital and It's a a small town city with about 16,575 people. Median household income is $116,845, which feels pretty solid for the area. The city has invested a lot in new development. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Am I overthinking this? Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Property taxes are high but you get good services. I'd say it's better for families than young singles. It's changing fast -some good, some not so much.

Came here for retirement and stayed because I wouldn't want to live anywhere else right now. The job market is honestly solid and I don't see that changing anytime soon.

Weather-wise, the summers are pretty good and winters are stable. You get used to it after the first year.
