I've been in Sunset for 1 years. Moved from Seattle for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
retail is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is pretty good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Can feel isolated. And safety can be frustrating.

Real talk - this place is not for everyone, and I think that's OK.
If you value nightlife, you'll love it. The cultural scene is genuinely underrated and I've found I have mixed feelings honestly. My neighborhood (North) is manageable and I feel safe walking around at night.
But if you're coming from LA, be prepared for the culture shock. weather is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

**What I love:**
1. Low crime in most neighborhoods
2. Lots of new development happening
3. Affordable housing options
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Not very walkable outside downtown
3. The safety situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for families. challenging vibes, walkable.
- Midtown: More affordable, family-friendly.

I'm a physical therapist who relocated here from Austin about 11 years ago. The main reasons were work and weather.
Pros I've experienced:
- Cost of living is very reasonable
- Growing food and restaurant scene
- Good internet infrastructure
Cons that are real:
- Property taxes are high
- Chain restaurants dominate
Financially, we've found it underrated compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is improving.
Socially, I love the pace of life here. It's not for everyone but it works for us..
