First time home buyer in Harrisville

Hey folks, I'm a nurse at the local hospital and Average temperature is around 53--F, so expect cold winters. Crime rate is something to consider -Harrisville sits at 160.7 per 100K. The unemployment rate is 2.4%, which is pretty low. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. I'd say it's better for families than young singles.

OK so I've been meaning to write this for a while. I moved here 12 years ago from Austin and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Downtown. It's better than expected for what you get.

Jobs: The market is growing right now, especially in government. If you're in legal you might struggle.

People: Generally pretty good. It took about 7 months to build a solid friend group.

Food: solid. Tons of options if you like Vietnamese.

I'm a lawyer who relocated here from Seattle about 4 years ago. The main reasons were family and school.

Pros I've experienced:
- Great outdoor activities nearby
- Decent public transit for the size
- Good internet infrastructure

Cons that are real:
- Limited high-paying job options
- Homeless population growing downtown

Financially, we've found it better than expected compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are developing, gas is hit or miss.

Socially, it exceeded my expectations. It's not for everyone but it works for us..

Renting here right now, paying about /mo for a 3-bedroom. it's improved dramatically in recent years. Compared to Dallas it's solid.

Pros I've experienced:
- Nice parks and green spaces
- Strong job market in several industries
- Active local events and festivals

Cons that are real:
- Not a lot of cultural diversity
- Homeless population growing downtown

Financially, we've found it solid compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are pricey, gas is surprisingly good.

Pros I've experienced:
- Lots of new development happening
- Good internet infrastructure
- Close to major attractions

Cons that are real:
- Traffic during rush hour is rough
- Far from beaches/mountains

Financially, we've found it tough compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is improving.

Socially, I genuinely enjoy living here. No regrets on my end..

- Low crime in most neighborhoods
- Nice parks and green spaces
- Four distinct seasons

Cons that are real:
- Limited public transit options
- Not very walkable outside downtown

Financially, we've found it challenging compared to where we came from. If you look outside the main areas you can find deals. Groceries are competitive, gas is pretty good.

Socially, the quality of life is solid. It's not for everyone but it works for us..
