Been meaning to ask this. We have two kids and Crime rate is something to consider -Harvey sits at 1,296.5 per 100K. Average temperature is around 53--F, so expect cold winters. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. Am I overthinking this?

OK so I've been meaning to write this for a while. I moved here 7 years ago from Miami and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Pine Hills. It's surprisingly good for what you get.
Jobs: The market is developing right now, especially in legal. If you're in construction you might struggle.
People: Generally solid. It took about 6 months to build a solid friend group.
Food: underrated. Tons of options if you like Italian.
Definitely worth checking out..

If you're remote, this place is great for cost of living. it's not perfect but it works for me. Internet is hit or miss in most areas.

Gonna give a different perspective here since most replies seem challenging.
I've been here 14 years and I'm still on the fence after all this time. The thing nobody mentions is walkability. It's established and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into kayaking, this place is decent.
Neighborhood matters A LOT here. The Maple Ridge side vs the Fairview side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

Came here for quality of life and stayed because I'm still on the fence after all this time. The food scene is honestly challenging and I don't see that changing anytime soon.
