Is it worth buying in Hattiesburg?

I'm a college student here and Homes are going for about $153,600 on average. Crime rate is something to consider -Hattiesburg sits at 230.6 per 100K. The median home value here is around $153,600, which is actually reasonable. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. Anyone in a similar situation? It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Maple Ridge for 1 years. Moved from Dallas for school. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
legal is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is improving - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Dating scene is rough. And cultural scene can be frustrating.

**Bottom line:**
For families, I'd say this is a 7/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.
