Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 10 years. Moved from Chicago for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
government is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is excellent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Can feel isolated. And safety can be frustrating.

**Bottom line:**

Came here for cost of living and stayed because it was the best decision I ever made. The healthcare is honestly better than expected and I don't see that changing anytime soon.

Moved here from Charlotte about 9 years ago. there are trade-offs but the good outweighs the bad. Still getting used to cultural scene but Happy to answer more specific questions..

Public transit is surprisingly good here. You'll probably need a car for most things. I wouldn't want to live anywhere else right now.

Used to live on the Sunset side, now on the North side. Completely different vibe. there are trade-offs but the good outweighs the bad.
