Planning a move to Hazelwood -neighborhoods?

Longtime lurker here, Homes are going for about $154,900 on average. Crime rate is something to consider -Hazelwood sits at 449.4 per 100K. Poverty rate is 13.1%, which is around average. There's a growing tech scene which is exciting. The city has invested a lot in new development. What would you do? People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. It's changing fast -some good, some not so much. I'd say it's better for families than young singles.
