Is it worth buying in Heath?

Hey folks, Homes are going for about $681,500 on average. It's a a small town city with about 10,218 people. Household incomes average around $216,160 in Heath. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods.

Pros:
- Good job market
- Friendly people
- Lots of new development
- Walkable downtown
- Active local events

Cons:
- Rising rent prices
- Not very walkable
- Lack of diversity
- Few job opportunities in some fields
- Poor road conditions
Any advice would be great. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. The weather takes some getting used to. The suburbs are where most families end up. The city has invested a lot in new development. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Used to live on the Westside side, now on the Riverside side. Completely different vibe. I wouldn't want to live anywhere else right now.

Background: I'm a physical therapist, 48, moved here 14 years ago from Austin. I've lived in Lakewood and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening

2. Dating scene is rough
3. The cost of living situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for couples. tough vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Austin, everything felt improving. Rent is about /mo. Groceries are competitive. Gas is manageable. You can live comfortably on $70K-$150K here.

My experience has been mostly positive. I wouldn't want to live anywhere else right now. The only thing I'd watch out for is community vibe. Other than that, Your mileage may vary depending on what you're looking for..

I'm a pharmacist who relocated here from Denver about 14 years ago. The main reasons were school and a job opportunity.

Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Good airport with direct flights

Cons that are real:
- Not very walkable outside downtown
- Limited entertainment options

Financially, we've found it better than expected compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are affordable, gas is decent.

**Employment:**
education is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is surprisingly good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
