Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. I'm a project manager who relocated here from Nashville about 8 years ago. The main reasons were work and a fresh start.
Pros I've experienced:
- Friendly community, easy to meet people
- Decent public transit for the size
- Lots of family-friendly activities
Cons that are real:
- Limited shopping options
- Far from beaches/mountains
Financially, we've found it surprisingly good compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is average.

I've been in Sunset for 14 years. Moved from Austin for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
healthcare is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is challenging - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Not a lot of cultural diversity. And weather can be frustrating.
**Bottom line:**
