Things Heathcote needs to improve

Hello, I relocated for work and It's a a small town city with about 6,689 people. Median household income is $127,391, which feels pretty solid for the area. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. TIA! People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. The city has invested a lot in new development. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Great question. I'll try to be comprehensive here.

I'm a project manager who relocated here from Nashville about 8 years ago. The main reasons were work and a fresh start.

Pros I've experienced:
- Friendly community, easy to meet people
- Decent public transit for the size
- Lots of family-friendly activities

Cons that are real:
- Limited shopping options
- Far from beaches/mountains

Financially, we've found it surprisingly good compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is average.

Socially, I wouldn't want to live anywhere else right now. Feel free to reach out with questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 14 years. Moved from Austin for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
healthcare is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is challenging - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Not a lot of cultural diversity. And weather can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 8/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

I'm a pharmacist and I've found there are trade-offs but the good outweighs the bad. The community is underrated and there's always something going on.

I've been in Pine Hills for 7 years. Moved from Raleigh for family. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
retail is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is challenging - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Dating scene is rough. Limited entertainment options. And healthcare can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 5/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

Public transit is average here. You'll probably need a car for most things. it's improved dramatically in recent years.
