Affordable areas near Heeia?

Alright, I'm a nurse at the local hospital and Rent is about $2,398/month for a decent place. It's a a small town city with about 5,099 people. The unemployment rate is 1.7%, which is pretty low. Poverty rate is 1.9%, which is pretty low. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. What would you do? Appreciate any input. The suburbs are where most families end up. Downtown has improved a lot in recent years. I've been in Highland for 8 years. Moved from San Francisco for weather. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
hospitality is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is hit or miss - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Highland schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Rising rent and home prices. And food scene can be frustrating.

**Bottom line:**

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. community vibe used to be much developing but now it's excellent.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Minneapolis and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in The Heights. It's excellent for what you get.

Jobs: The market is growing right now, especially in education. If you're in healthcare you might struggle.

People: Generally solid. It took about 11 months to build a solid friend group.

Food: improving. Tons of options if you like craft beer.
