Henderson is underrated, change my mind

Not sure if this has been asked before, but Been living here since 2017. Household incomes average around $47,176 in Henderson. Poverty rate is 17.9%, which is higher than I expected. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. Any advice would be great. Looking forward to hearing from you all.

Used to live on the East side, now on the South side. Completely different vibe. I genuinely enjoy living here.

Bought a house here in 2021 and I love the pace of life here. Property values have gone down slightly since then.
