Hey, Just moved here 18 months ago and The median home value here is around $465,000, which is pretty steep. With a population of 325K, Henderson is a mid-size city. The weather takes some getting used to. What do you all think? People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that.

Real talk - this place is not for everyone, and I think that's OK.
If you value outdoor recreation, you'll love it. The weather is genuinely excellent and I've found it was the best decision I ever made. My neighborhood (East) is wild and I feel safe walking around at night.
But if you're coming from Minneapolis, be prepared for the culture shock. school system is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem tough.
I've been here 11 years and I love the pace of life here. The thing nobody mentions is traffic. It's established and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into mountain biking, this place is decent.
Neighborhood matters A LOT here. The Midtown side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Denver about 11 years ago. The main reasons were cost of living and cost of living.
Pros I've experienced:
- Good healthcare facilities
- Good internet infrastructure
- Good airport with direct flights
Cons that are real:
- Nightlife is limited
- Far from beaches/mountains
Financially, we've found it tough compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is hit or miss.
Socially, I wouldn't want to live anywhere else right now. Your mileage may vary depending on what you're looking for..
