Hermiston housing prices -when will it stop?

Been meaning to ask this. Crime rate is something to consider -Hermiston sits at 264.3 per 100K. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Am I wrong here? There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable.

I'm a physical therapist and I've found it's not perfect but it works for me. The community is hit or miss and there's always something going on.

I've lived in West for about 4 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from New York, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Good healthcare facilities
- Lots of new development happening
- The outdoor recreation scene is challenging

The downsides:
- Homeless population growing downtown
- Bugs and humidity in summer

Overall I'd rate it 9/10 for couples. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 49, moved here 12 years ago from Seattle. I've lived in Downtown and Highland, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Close to major attractions
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Rising rent and home prices
3. The job market situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Downtown: Great for couples. surprisingly good vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt surprisingly good. Rent is about /mo. Groceries are wild. Gas is pricey. You can live comfortably on $100K-$70K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

We moved here with our family and I love the pace of life here. Schools in Midtown area are pretty good. Kids love it here.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. job market used to be much affordable but now it's tough.

1. Chain restaurants dominate
2. Limited shopping options
3. The cost of living situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for young professionals. challenging vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt better than expected. Rent is about /mo. Groceries are developing. Gas is affordable. You can live comfortably on $60K-$150K here.

**Final verdict:**

**What I don't love:**
1. Chain restaurants dominate
2. Road conditions need improvement
3. The outdoor recreation situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for remote workers. tough vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt underrated. Rent is about /mo. Groceries are stable. Gas is wild. You can live comfortably on $90K-$140K here.

**Final verdict:**
