Longtime lurker here, The median home value here is around $554,900, which is pretty steep. Household incomes average around $118,446 in Herriman. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. What are your go-to spots? Traffic can be rough during rush hour, no sugarcoating that.

Public transit is pretty good here. You'll probably need a car for most things. it's not perfect but it works for me.

Great question. I'll try to be comprehensive here.
I'm a chef who relocated here from San Diego about 10 years ago. The main reasons were work and my partner's job.
Pros I've experienced:
- Nice parks and green spaces
- Strong job market in several industries
- Diverse dining options
Cons that are real:
- Urban sprawl is real
- Limited shopping options
Financially, we've found it underrated compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is tough.
Socially, there are trade-offs but the good outweighs the bad. Happy to answer more specific questions..

OK so I've been meaning to write this for a while. I moved here 3 years ago from Dallas and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in The Heights. It's better than expected for what you get.
Jobs: The market is reasonable right now, especially in engineering. If you're in retail you might struggle.
People: Generally tough. It took about 13 months to build a solid friend group.
Food: excellent. Tons of options if you like Mexican.
Your mileage may vary depending on what you're looking for..

Great question. I'll try to be comprehensive here.
I'm a writer who relocated here from Minneapolis about 6 years ago. The main reasons were work and a job opportunity.
Pros I've experienced:
- Friendly community, easy to meet people
- Close to major attractions
- Affordable housing options
Cons that are real:
- Traffic during rush hour is rough
- Far from beaches/mountains
Financially, we've found it average compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is pretty good.
Socially, it's improved dramatically in recent years. No regrets on my end..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. Give it a chance - it might surprise you..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Eastside for 11 years. Moved from Portland for work. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
hospitality is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is challenging - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Eastside schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Chain restaurants dominate. And community vibe can be frustrating.
**Bottom line:**
For families, I'd say this is a 9/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem tough.
I've been here 10 years and I love the pace of life here. The thing nobody mentions is dating scene. It's growing and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into fishing, this place is solid.
Neighborhood matters A LOT here. The Meadowbrook side vs the North side are basically different cities. Make sure you visit both before deciding.
Feel free to reach out with questions..

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The outdoor recreation is genuinely decent and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Cedar Grove) is pricey and I feel safe walking around at night.
But if you're coming from San Francisco, be prepared for the culture shock. cultural scene is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value safety, you'll love it. The food scene is genuinely average and I've found I'm still on the fence after all this time. My neighborhood (Greenfield) is developing and I feel safe walking around at night.
But if you're coming from Atlanta, be prepared for the culture shock. school system is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 31, moved here 5 years ago from Portland. I've lived in Sunset and West, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Good internet infrastructure
3. Good airport with direct flights
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Far from beaches/mountains
3. The outdoor recreation situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for couples. excellent vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt improving. Rent is about /mo. Groceries are established. Gas is reasonable. You can live comfortably on $100K-$130K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
