Rent vs buy in Hesperia -what makes sense?

Curious what people think. I'm a 22-year-old real estate agent and Household incomes average around $68,971 in Hesperia. Poverty rate is 14.3%, which is around average. Average temperature is around 59--F, so the weather is moderate. Night life is decent if you know the right spots. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. What would you do? Property taxes are high but you get good services. It's not perfect, but the community is solid. As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. housing market used to be much manageable but now it's improving.
