Is High Point still affordable?

Not sure if this has been asked before, but I've been here for 11 years and Crime rate is something to consider -High Point sits at 730.8 per 100K. Poverty rate is 9.9%, which is pretty low. Household incomes average around $61,228 in High Point. You can expect to pay around $1,062 for rent here. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. Anyone in a similar situation? Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. The food scene here is surprisingly good. There's a growing tech scene which is exciting.
