Rent vs buy in Highland Falls -what makes sense?

Born and raised here. Average temperature is around 52--F, so expect cold winters. With a population of 3,696, Highland Falls is a small town. Homes are going for about $340,600 on average. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. Am I wrong here? The suburbs are where most families end up. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Public transit needs a lot of work honestly.

Real talk - this place is not for everyone, and I think that's OK.

If you value cost of living, you'll love it. The nightlife is genuinely challenging and I've found I wouldn't want to live anywhere else right now. My neighborhood (Uptown) is wild and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. cost of living is completely different here. And Property taxes are high.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Highland for 11 years. Moved from Tampa for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
real estate is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is decent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Highland schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Summers can be brutally hot. And dating scene can be frustrating.

**Bottom line:**

But if you're coming from Boston, be prepared for the culture shock. outdoor recreation is completely different here. And Rising rent and home prices.

As someone who grew up here, I genuinely enjoy living here. A lot has changed in the past few years though. job market used to be much established but now it's challenging.
