Best and worst neighborhoods in Highlands Ranch

So, I grew up here but left for a while. The median home value here is around $672,600, which is pretty steep. With a population of 101K, Highlands Ranch is a mid-size city. You can expect to pay around $2,397 for rent here. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Any advice would be great. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. It's not perfect, but the community is solid. Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from Baltimore about 2 years ago. The main reasons were retirement and work.

Pros I've experienced:
- Great outdoor activities nearby
- Low crime in most neighborhoods
- Strong job market in several industries

Cons that are real:
- Property taxes are high
- Not a lot of cultural diversity

Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are wild, gas is solid.

Socially, I'm still on the fence after all this time. Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 37, moved here 14 years ago from San Francisco. I've lived in Greenfield and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Good schools in most areas
3. Good internet infrastructure
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Dating scene is rough
3. The outdoor recreation situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for remote workers. solid vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt surprisingly good. Rent is about /mo. Groceries are manageable. Gas is growing. You can live comfortably on $90K-$110K here.

**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.

If you value outdoor recreation, you'll love it. The safety is genuinely improving and I've found it exceeded my expectations. My neighborhood (Riverside) is growing and I feel safe walking around at night.

But if you're coming from Charlotte, be prepared for the culture shock. pet-friendliness is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in Old Town area are surprisingly good. Kids love it here.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Chicago and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 1-bed in Riverside. It's better than expected for what you get.

Jobs: The market is developing right now, especially in legal. If you're in construction you might struggle.

People: Generally excellent. It took about 7 months to build a solid friend group.

Food: underrated. Tons of options if you like craft beer.

Definitely worth checking out..

Renting here right now, paying about /mo for a 3-bedroom. it's not perfect but it works for me. Compared to Austin it's improving.
