Longtime lurker here, The median home value here is around $672,600, which is pretty steep. Median household income is $155,847, which feels pretty solid for the area. I'd say it's better for families than young singles. Property taxes are high but you get good services. The school system varies a lot by neighborhood. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a pharmacist, 44, moved here 13 years ago from Chicago. I've lived in North and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Good internet infrastructure
2. Diverse dining options
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Far from beaches/mountains
3. The school system situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- North: Great for couples. tough vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Chicago, everything felt underrated. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $40K-$70K here.
**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

I've lived in Maple Ridge for about 3 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Miami, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Affordable housing options
- The food scene scene is decent
The downsides:
- Limited shopping options
- Bugs and humidity in summer
Overall I'd rate it 8/10 for couples. Would recommend to anyone considering it..

Weather-wise, the summers are decent and winters are wild. You get used to it after the first year.

As someone who grew up here, there are trade-offs but the good outweighs the bad. A lot has changed in the past few years though. school system used to be much reasonable but now it's better than expected.

The food scene here is excellent. Tons of great Southern places. I'm still on the fence after all this time.

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The community vibe is genuinely decent and I've found the quality of life is solid. My neighborhood (Highland) is growing and I feel safe walking around at night.
But if you're coming from Baltimore, be prepared for the culture shock. school system is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Used to live on the Midtown side, now on the Highland side. Completely different vibe. there are trade-offs but the good outweighs the bad.
