Hi all, Rent is about $2,397/month for a decent place. Crime rate is something to consider -Highlands Ranch sits at 89.2 per 100K. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. Is this normal for Highlands Ranch?

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Highland for 8 years. Moved from Denver for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
real estate is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Highland schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Nightlife is limited. And community vibe can be frustrating.
**Bottom line:**

Renting here right now, paying about /mo for a 1-bedroom. I'm still on the fence after all this time. Compared to Salt Lake City it's underrated.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Miami and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Eastside. It's solid for what you get.
Jobs: The market is developing right now, especially in government. If you're in real estate you might struggle.
People: Generally better than expected. It took about 10 months to build a solid friend group.
Food: better than expected. Tons of options if you like sushi.
Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.
If you value job market, you'll love it. The healthcare is genuinely tough and I've found it's improved dramatically in recent years. My neighborhood (Downtown) is manageable and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. cost of living is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
