Relocating to Hillcrest Heights, MD -pros and cons?

I work in automotive and It's a a small town city with about 15,670 people. Poverty rate is 8.0%, which is pretty low. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. Would love some local perspective. The weather takes some getting used to. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 10 years. Moved from Tampa for family. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2019 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
marketing is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Urban sprawl is real. And public transit can be frustrating.

**Bottom line:**
