Random thought, I'm a 55-year-old real estate agent and Poverty rate is 11.9%, which is around average. It's a a small town city with about 8,989 people. The suburbs are where most families end up. The city has invested a lot in new development.

I've lived in Downtown for about 12 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from Portland, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Nice parks and green spaces
- The pet-friendliness scene is better than expected
The downsides:
- Rising rent and home prices
- Can feel isolated
Overall I'd rate it 7/10 for couples. No regrets on my end..

Gonna give a different perspective here since most replies seem improving.
I've been here 3 years and it's been a really good experience overall. The thing nobody mentions is traffic. It's growing and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into biking, this place is tough.
Neighborhood matters A LOT here. The Greenfield side vs the Riverside side are basically different cities. Make sure you visit both before deciding.
Happy to answer more specific questions..

Used to live on the Oak Park side, now on the West side. Completely different vibe. I wouldn't want to live anywhere else right now.

I've lived in North for about 1 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Boston, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good schools in most areas
- Lots of new development happening
- The cost of living scene is tough
The downsides:
- Summers can be brutally hot
- Limited entertainment options
Overall I'd rate it 8/10 for retirees. Definitely worth checking out..
