Cost of living reality check -Hilo

OK so Been living here since 2008. The median home value here is around $455,100, which is pretty steep. With a population of 48,223, Hilo is a smaller city. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The walkability is genuinely underrated and I've found it's improved dramatically in recent years. My neighborhood (Midtown) is stable and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. food scene is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Downtown for 6 years. Moved from Seattle for work. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
finance is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is challenging - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Can feel isolated. And school system can be frustrating.

**Bottom line:**

I've lived in Eastside for about 8 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Houston, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Growing food and restaurant scene
- The weather scene is solid

The downsides:
- Property taxes are high
- Bugs and humidity in summer

Overall I'd rate it 6/10 for young professionals. Hope this helps!.

As someone who grew up here, there are trade-offs but the good outweighs the bad. A lot has changed in the past few years though. traffic used to be much wild but now it's better than expected.
