We're a young couple and With a population of 17,005, Hollins is a small town. Poverty rate is 3.4%, which is pretty low. Average temperature is around 56--F, so the weather is moderate. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. The suburbs are where most families end up. It's not perfect, but the community is solid.
Pros:
- Low taxes
- Strong sense of community
- Active local events
Cons:
- Rising rent prices
- Boring for young people
- Poor road conditions
- Homelessness issues downtown
Am I wrong here? Thanks! There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. I'd say it's better for families than young singles. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. I'd say it's better for families than young singles.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Weather-wise, the summers are excellent and winters are reasonable. You get used to it after the first year.

Bought a house here in 2017 and it's exactly what I was looking for. Property values have gone up significantly since then.

I'm a project manager and I've found it's not perfect but it works for me. The community is better than expected and there's always something going on.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a project manager, 56, moved here 4 years ago from San Diego. I've lived in Pine Hills and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Strong job market in several industries
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The housing market situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. tough vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt excellent. Rent is about /mo. Groceries are manageable. Gas is established. You can live comfortably on $60K-$120K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Depends on what you're looking for honestly. If you want community vibe, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Pittsburgh about 8 years ago. The main reasons were weather and a job opportunity.
Pros I've experienced:
- Great outdoor activities nearby
- Good internet infrastructure
- Affordable housing options
Cons that are real:
- Urban sprawl is real
- Dating scene is rough
Financially, we've found it excellent compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is excellent.
Socially, it's not perfect but it works for me. No regrets on my end..

The food scene here is excellent. Tons of great Asian places. I'm still on the fence after all this time.

Renting here right now, paying about /mo for a 1-bedroom. I'm still on the fence after all this time. Compared to Phoenix it's average.

Real talk - this place is not for everyone, and I think that's OK.
If you value nightlife, you'll love it. The food scene is genuinely better than expected and I've found it was the best decision I ever made. My neighborhood (Midtown) is competitive and I feel safe walking around at night.
But if you're coming from Pittsburgh, be prepared for the culture shock. cultural scene is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
