Best coffee shops in Holly Hill?

Longtime lurker here, Born and raised here. You can expect to pay around $637 for rent here. Crime rate is something to consider -Holly Hill sits at 846.7 per 100K. The suburbs are where most families end up. The city has invested a lot in new development. Am I overthinking this?
