Poverty rate is 13.3%, which is around average. Median household income is $77,415, which feels about average for the area. Homes are going for about $450,400 on average. Rent is about $1,142/month for a decent place. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. What do you all think? Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. The food scene here is surprisingly good. The city has invested a lot in new development. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly.

I've lived in West for about 12 years now, so I can give you a pretty detailed perspective.
I wouldn't want to live anywhere else right now. When I first moved here from Boston, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Decent public transit for the size
- The school system scene is better than expected
The downsides:
- Traffic during rush hour is rough
- Limited shopping options
Overall I'd rate it 9/10 for families. Happy to answer more specific questions..

Hot take but it's exactly what I was looking for. I know a lot of people disagree but after 11 years here, that's my honest assessment.

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

I'm a data analyst and I've found it exceeded my expectations. The community is average and there's always something going on.

Renting here right now, paying about /mo for a 4-bedroom. it's not perfect but it works for me. Compared to LA it's decent.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a software engineer, 29, moved here 9 years ago from San Diego. I've lived in Pine Hills and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Active local events and festivals
3. Lots of family-friendly activities
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Road conditions need improvement
3. The housing market situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for couples. solid vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt hit or miss. Rent is about /mo. Groceries are developing. Gas is growing. You can live comfortably on $50K-$80K here.
**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've been living here for 14 years and I'd say I wouldn't want to live anywhere else right now. The healthcare is hit or miss compared to other places I've lived. Overall It's not for everyone but it works for us..

If you're remote, this place is great for cost of living. I genuinely enjoy living here. Internet is challenging in most areas.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in East for 13 years. Moved from Dallas for weather. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
real estate is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is tough - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. East schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Limited entertainment options. And food scene can be frustrating.
**Bottom line:**
For couples, I'd say this is a 7/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

Weather-wise, the summers are surprisingly good and winters are reasonable. You get used to it after the first year.
