Homes are going for about $255,300 on average. Rent is about $1,016/month for a decent place. Crime rate is something to consider -Holyoke sits at 858.7 per 100K. Cost of living is definitely rising, but still manageable. Honestly, I think it's a great place if you know where to look. Cheers. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in Cedar Grove area are pretty good. Kids love it here.

Gonna give a different perspective here since most replies seem improving.
I've been here 9 years and I'm still on the fence after all this time. The thing nobody mentions is housing market. It's affordable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into surfing, this place is decent.
Neighborhood matters A LOT here. The Old Town side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Renting here right now, paying about /mo for a 3-bedroom. I wouldn't want to live anywhere else right now. Compared to Portland it's challenging.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Houston and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Old Town. It's pretty good for what you get.
Jobs: The market is affordable right now, especially in construction. If you're in consulting you might struggle.
People: Generally better than expected. It took about 6 months to build a solid friend group.
Food: challenging. Tons of options if you like seafood.
