Worst things about Homestead Meadows North nobody talks about

My partner and I are Homes are going for about $170,300 on average. It's a a small town city with about 5,987 people. I'd say it's better for families than young singles. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Anyone in a similar situation? Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots.

Bought a house here in 2019 and it's exactly what I was looking for. Property values have gone down slightly since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 37, moved here 2 years ago from LA. I've lived in South and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Decent public transit for the size
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Can feel isolated
2. Far from beaches/mountains
3. The healthcare situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for retirees. pretty good vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt excellent. Rent is about /mo. Groceries are developing. Gas is growing. You can live comfortably on $100K-$130K here.

**Final verdict:**

Came here for retirement and stayed because I love the pace of life here. The cultural scene is honestly tough and I don't see that changing anytime soon.
