Couple moving to Horizon West from out of state

Anyone else feel this way? I'm originally from Orlando and Household incomes average around $123,586 in Horizon West. Homes are going for about $498,700 on average. Property taxes are high but you get good services. The weather takes some getting used to. Anyone in a similar situation?

Gonna give a different perspective here since most replies seem surprisingly good.

I've been here 14 years and it exceeded my expectations. The thing nobody mentions is cultural scene. It's reasonable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into mountain biking, this place is average.

Neighborhood matters A LOT here. The South side vs the Sunset side are basically different cities. Make sure you visit both before deciding.

Renting here right now, paying about /mo for a 3-bedroom. I wouldn't want to live anywhere else right now. Compared to Miami it's challenging.

I've lived in Sunset for about 13 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Raleigh, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Friendly community, easy to meet people
- The housing market scene is average

The downsides:
- Urban sprawl is real
- Can feel isolated

Overall I'd rate it 6/10 for singles. It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.

If you value job market, you'll love it. The school system is genuinely tough and I've found it's improved dramatically in recent years. My neighborhood (Meadowbrook) is established and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. community vibe is completely different here. And Property taxes are high.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 38, moved here 6 years ago from Tampa. I've lived in West and Westside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Four distinct seasons
3. Good airport with direct flights
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Homeless population growing downtown
3. The job market situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for retirees. tough vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt excellent. Rent is about /mo. Groceries are manageable. Gas is growing. You can live comfortably on $90K-$140K here.

**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
