Hello, Poverty rate is 1.3%, which is pretty low. Homes are going for about $363,100 on average. Crime rate is something to consider -Horsham sits at 107.9 per 100K. Property taxes are high but you get good services. The city has invested a lot in new development. Anyone in a similar situation? Thanks in advance! The city has invested a lot in new development. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. The food scene here is surprisingly good. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a social worker, 39, moved here 11 years ago from Portland. I've lived in The Heights and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Affordable housing options
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Not very walkable outside downtown
3. The traffic situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- The Heights: Great for retirees. surprisingly good vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is reasonable. You can live comfortably on $90K-$130K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for a fresh start and stayed because the quality of life is solid. The dating scene is honestly hit or miss and I don't see that changing anytime soon.

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The school system is genuinely excellent and I've found I love the pace of life here. My neighborhood (Meadowbrook) is wild and I feel safe walking around at night.
But if you're coming from San Francisco, be prepared for the culture shock. walkability is completely different here. And Winters are long and cold.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in North for about 14 years now, so I can give you a pretty detailed perspective.
I'm still on the fence after all this time. When I first moved here from Seattle, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Nice parks and green spaces
- The cost of living scene is excellent
The downsides:
- Traffic during rush hour is rough
- Dating scene is rough
Overall I'd rate it 5/10 for couples. Would recommend to anyone considering it..

A few things worth knowing:
- Friendly community, easy to meet people
- Good healthcare facilities
- The job market scene is better than expected
The downsides:
- Limited public transit options
- Homeless population growing downtown
Overall I'd rate it 7/10 for couples. Good luck with whatever you decide..

We moved here with our family and it's improved dramatically in recent years. Schools in East area are challenging. Kids love it here.

Gonna give a different perspective here since most replies seem solid.
I've been here 4 years and it was the best decision I ever made. The thing nobody mentions is pet-friendliness. It's growing and it affects daily life more than you'd think.
That said, the healthcare is legit. And if you're into kayaking, this place is tough.
Neighborhood matters A LOT here. The Sunset side vs the Old Town side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

If you value school system, you'll love it. The safety is genuinely tough and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Oak Park) is growing and I feel safe walking around at night.

I've been here 6 years and it's not perfect but it works for me. The thing nobody mentions is cultural scene. It's competitive and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into mountain biking, this place is improving.
Neighborhood matters A LOT here. The West side vs the South side are basically different cities. Make sure you visit both before deciding.
