Best areas to explore in Horsham?

Hey folks, I'm a remote worker and Crime rate is something to consider -Horsham sits at 107.9 per 100K. It's a a small town city with about 15,866 people. It's changing fast -some good, some not so much. Does this match your experience? There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. OK so I've been meaning to write this for a while. I moved here 8 years ago from Portland and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in Cedar Grove. It's decent for what you get.

Jobs: The market is growing right now, especially in real estate. If you're in government you might struggle.

People: Generally excellent. It took about 4 months to build a solid friend group.

Food: tough. Tons of options if you like farm-to-table.

Gonna give a different perspective here since most replies seem tough.

I've been here 7 years and it was the best decision I ever made. The thing nobody mentions is walkability. It's developing and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into hiking, this place is underrated.

Neighborhood matters A LOT here. The Pine Hills side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

I've been in Lakewood for 3 years. Moved from San Diego for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2021 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.

**Employment:**
engineering is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is improving - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Lakewood schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Summers can be brutally hot. And traffic can be frustrating.

**Bottom line:**

I've lived in Downtown for about 5 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Portland, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Good healthcare facilities
- The housing market scene is tough

The downsides:
- Summers can be brutally hot
- Road conditions need improvement

Overall I'd rate it 9/10 for remote workers. Your mileage may vary depending on what you're looking for..

I'm a sales manager who relocated here from Seattle about 13 years ago. The main reasons were school and a fresh start.

Pros I've experienced:
- Cost of living is very reasonable
- Active local events and festivals
- Affordable housing options

Cons that are real:
- Nightlife is limited
- Limited entertainment options

Financially, we've found it challenging compared to where we came from. The market is competitive but not impossible. Groceries are developing, gas is pretty good.

If you value cost of living, you'll love it. The nightlife is genuinely surprisingly good and I've found I'm still on the fence after all this time. My neighborhood (Fairview) is established and I feel safe walking around at night.

But if you're coming from Austin, be prepared for the culture shock. school system is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
