So, I grew up here but left for a while. The unemployment rate is 3.0%, which is pretty low. Household incomes average around $46,441 in Hot Springs. The suburbs are where most families end up. The food scene here is surprisingly good. Thoughts? Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level.

Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The community vibe is genuinely solid and I've found the quality of life is solid. My neighborhood (Midtown) is stable and I feel safe walking around at night.
But if you're coming from Pittsburgh, be prepared for the culture shock. community vibe is completely different here. And Bugs and humidity in summer.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Fairview. It's average for what you get.
Jobs: The market is growing right now, especially in legal. If you're in real estate you might struggle.
People: Generally pretty good. It took about 4 months to build a solid friend group.
Food: excellent. Tons of options if you like Asian.
Would recommend to anyone considering it..

I'm a contractor who relocated here from Boston about 15 years ago. The main reasons were a job opportunity and weather.
Pros I've experienced:
- Cost of living is very reasonable
- Nice parks and green spaces
- Decent public transit for the size
Cons that are real:
- Urban sprawl is real
- Property taxes are high
Financially, we've found it underrated compared to where we came from. Lots of new construction which should help. Groceries are established, gas is underrated.
Socially, I wouldn't want to live anywhere else right now. Definitely worth checking out..

I've been in Eastside for 6 years. Moved from New York for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
marketing is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is challenging - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Eastside schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Can feel isolated. And outdoor recreation can be frustrating.
