Rent in Hot Springs getting crazy

Been meaning to ask this. I grew up here but left for a while. With a population of 38,023, Hot Springs is a smaller city. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. Has anyone dealt with this?

Hot take but I have mixed feelings honestly. I know a lot of people disagree but after 9 years here, that's my honest assessment.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in South for 7 years. Moved from Charlotte for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
healthcare is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is excellent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Road conditions need improvement. And pet-friendliness can be frustrating.

**Bottom line:**
For families, I'd say this is a 9/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

Renting here right now, paying about /mo for a 2-bedroom. the quality of life is solid. Compared to Phoenix it's decent.
