Curious what people think. I'm a teacher here and It's a a major city city with about 2.3M people. Poverty rate is 16.1%, which is higher than I expected. Property taxes are high but you get good services. The weather takes some getting used to. Thoughts? The school system varies a lot by neighborhood. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting.

Gonna give a different perspective here since most replies seem challenging.
I've been here 12 years and it's been a really good experience overall. The thing nobody mentions is outdoor recreation. It's competitive and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into hiking, this place is average.
Neighborhood matters A LOT here. The Midtown side vs the Sunset side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

Pros I've experienced:
- Good schools in most areas
- Nice parks and green spaces
- Decent public transit for the size
Cons that are real:
- Urban sprawl is real
- Limited shopping options
Financially, we've found it underrated compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is pretty good.
Socially, I love the pace of life here. It's not for everyone but it works for us..

I've been in Pine Hills for 3 years. Moved from Phoenix for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.
**Employment:**
consulting is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is challenging - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Dating scene is rough. And school system can be frustrating.
**Bottom line:**
