Been meaning to ask this. I'm originally from Baltimore and Median household income is $129,121, which feels pretty solid for the area. Traffic can be rough during rush hour, no sugarcoating that. What would you do? The weather takes some getting used to. The food scene here is surprisingly good. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood.

I work in real estate here and I'm still on the fence after all this time. The job market for my field is better than expected. Your mileage may vary depending on what you're looking for..

From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.

Renting here right now, paying about /mo for a 1-bedroom. I wouldn't want to live anywhere else right now. Compared to Austin it's decent.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 9 years. Moved from Charlotte for family. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
consulting is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is hit or miss - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Homeless population growing downtown. And pet-friendliness can be frustrating.
**Bottom line:**
For families, I'd say this is a 9/10. Hope this helps!. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 33, moved here 7 years ago from Boston. I've lived in Sunset and North, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Affordable housing options
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Limited high-paying job options
3. The cost of living situation is wild and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for retirees. surprisingly good vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Boston, everything felt tough. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $50K-$110K here.
**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Hot take but the quality of life is solid. I know a lot of people disagree but after 11 years here, that's my honest assessment.

Gonna give a different perspective here since most replies seem excellent.
I've been here 1 years and I'm still on the fence after all this time. The thing nobody mentions is dating scene. It's pricey and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into mountain biking, this place is solid.
Neighborhood matters A LOT here. The West side vs the East side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

I've been in Riverside for 14 years. Moved from Portland for school. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
education is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is tough - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**

**The Bad:**

**Bottom line:**
For remote workers, I'd say this is a 9/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

I've been here 7 years and it's exactly what I was looking for. The thing nobody mentions is dating scene. It's developing and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into photography, this place is improving.
Neighborhood matters A LOT here. The Eastside side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Portland and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in Old Town. It's average for what you get.
Jobs: The market is growing right now, especially in hospitality. If you're in finance you might struggle.
People: Generally better than expected. It took about 9 months to build a solid friend group.
Food: better than expected. Tons of options if you like Asian.

Great question. I'll try to be comprehensive here.
I'm a data analyst who relocated here from Nashville about 7 years ago. The main reasons were school and school.
Pros I've experienced:
- Decent public transit for the size
- Lots of new development happening
- Active local events and festivals
Cons that are real:
- Limited high-paying job options
- Homeless population growing downtown
Financially, we've found it challenging compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are developing, gas is challenging.
Socially, it exceeded my expectations. Feel free to reach out with questions..
