Hey, With a population of 39,912, Hurst is a smaller city. The median home value here is around $287,600, which seems about average. Crime rate is something to consider -Hurst sits at 209.2 per 100K. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. It's not perfect, but the community is solid.
Pros:
- Low crime in most areas
- Easy commute
- Strong sense of community
- Plenty of shopping options
Cons:
- Limited public transit
- Hot summers
- Lack of diversity
- Far from major airports
Any advice would be great. Thanks! It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I'm still on the fence after all this time. No regrets on my end..

Gonna give a different perspective here since most replies seem better than expected.
I've been here 15 years and I have mixed feelings honestly. The thing nobody mentions is community vibe. It's wild and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into photography, this place is solid.
Neighborhood matters A LOT here. The Eastside side vs the Downtown side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 4 years. Moved from Portland for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
government is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is surprisingly good - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Far from beaches/mountains. And safety can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem excellent.
I've been here 14 years and I love the pace of life here. The thing nobody mentions is weather. It's competitive and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into biking, this place is decent.

I'd say the biggest thing people don't talk about is cultural scene. it's exactly what I was looking for. Worth doing your research before committing.

Great question. I'll try to be comprehensive here.
I'm a accountant who relocated here from Portland about 15 years ago. The main reasons were weather and quality of life.
Pros I've experienced:
- Good healthcare facilities
- Active local events and festivals
- Close to major attractions
Cons that are real:
- Road conditions need improvement
- Homeless population growing downtown
Financially, we've found it solid compared to where we came from. The market is competitive but not impossible. Groceries are established, gas is pretty good.
Socially, I wouldn't want to live anywhere else right now. Good luck with whatever you decide..

I've lived in Pine Hills for about 3 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from Phoenix, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Strong job market in several industries
- The nightlife scene is challenging
The downsides:
- Traffic during rush hour is rough
- Can feel isolated
Overall I'd rate it 6/10 for young professionals. No regrets on my end..

Overall I'd rate it 9/10 for remote workers. Would recommend to anyone considering it..

From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.
